European businessman is selling his property after 20 years of ownership in Sri
Lankan village Dodanduwa beside the Indian ocean 105 km from the capital Colombo. The area
is situated in a popular tourist region near Hikkaduwa and Galle.

The whole area consists of 12820 m2 of plain coconut land. There are bushes in some part of
the land near the beach which create a nice garden for the houses. The whole area is
surrounded by a concrete wall on the landside and wooden stick fence on the beach side. The
main gate is about 50 meters from the Galle Road which runs along the coastline. In the
entrance area there is a security house of 25 m2 which is equipped with a Wi-Fi and land phone.
The landsite is very peaceful and offers great opportunities to build a big or boutique hotel.

We are offering two options for sales:
1. This option includes the whole land, and the total surface area is 12820 m2.

The official costs are very reasonable, e.g., the annual property tax is not more than 100 € for
the whole property. We can arrange all contacts with the authorities, banks, lawyers,
immigration office (permanent visa), bookkeepers etc. We can suggest reputable architects and
builders as well as material suppliers. If requested, the seller can stay at the site and supervise
possible construction works.

The land can be bought and sold according to the previous rules as the seller bought it 20 years
ago and the re-sale takes place under the same conditions, without the current restrictions.
Proper business plan for the construction of the hotel has been made on the plot, in addition, a
business plan with 3D drawings of the hotel has been made. All permits for construction, etc.
are available if needed.
All the described lands are owned through his Sri Lankan companies. The
purchase procedure is straightforward and local land legislation restrictions for foreigners exist.
However, the seller can arrange the change of ownership after 20 years´ experience in Sri
Lanka.
